Houses Sell All Year Long
This time of year, homeowners tend to start taking their homes off the market, thinking that they'll put them back on in the spring when sales are more likely. The chart below shows you why this is counter productive to achieving the goal of selling your home. In fact, if you've been thinking about selling, now is thebesttime to list your home for sale. Here are the facts about seasonality of single family home sales. While these are Bainbridge Island statistics, I've done this analysis over the years and for a variety of areas and it's pretty much the same everywhere in our area. - In 2010, 255 single family residences sold. 57 homes, or 22% of the year's sales, closed in October, November or December.
- In 2011, 57 single family homes sold in January, February and March. At present, we're pacing exactly the same with sales volume vs. 2010, so consider 22% of sales closing in first quarter.
- Note that during last year's December-March period, the number of Active Listings dipped to between 150-165. Take out the Inventory that is $1 million or more and you have approximately 100 or fewer homes on the market that are priced under $1 million.
Bottom line, you have a better chance of selling your home during the winter months. Why do people move then? Primarily for jobs. The Seattle area is touted as one of the better parts of the country to find a job. Some people just like the idea of having a fresh start with the new year. Take advantage of the odds.
